NestIQ democratises rental real estate investment in Portugal, letting anyone invest from €500 in expert-selected properties with net yields of 6–9%.
The Portuguese real estate market offers some of Europe's best rental yields (6–9% net), yet access has traditionally required a minimum of €50,000. NestIQ fractionalises properties into digital shares from €500, giving any investor access to a diversified real estate portfolio. We manage the entire operation: acquisition, renovation, letting, property management, and monthly rent distribution. The platform is 100% CMVM-regulated (Portugal's AMF equivalent). Currently 12 properties under management in Lisbon and Porto representing €3.2M in assets and 280 registered investors. ARR stands at €190,000. The €1.3M raise will fund 8 new acquisitions and launch our offering in Spain.
